Base rent is the entrée. These are the sides — sixteen revenue streams that stack on top of a small-industrial property, most of them on land, roof, and pavement you already own. Ordered roughly from easiest to most involved within each card's own math.

The stacking rule. None of these replaces getting the core product right — units that lease, at rents that pencil. Add streams one at a time, prove each one operates itself (or pays for its labor), and stop adding when management starts costing more than the margin. Two or three done well beats ten done badly.
